Bearsville Center—the historic Woodstock property that includes the Bearsville Theater, Utopia Studios Bearsville and several other businesses—is up for sale, according to the listing agent.
The asking price is $7,995,000, said Thomas Collins, managing director of SVN/Deegan-Collins Commercial Realty in Kingston, which is handling the sale. The property was listed within the past few days and has not yet received an offer, Collins said.
Still, he said he is confident a buyer will emerge.
“It’s clearly a prized asset,” Collins said. “It’s an iconic property.”
The Overlook has reached out to Bearsville Center owner Lizzie Vann for comment.
The listing marks another potential changing of the guard for a prominent Woodstock property, as several high-profile sites in the hamlet have recently been put on the market. The former Mud Club and Early Terrible site on Mill Hill Road, now home to the café Gemela, is for sale, as is the Woodstock Pub, a short walk away.
For Vann, the listing represents a significant new real-estate move in a town where she owns multiple well-known properties. She owns 59 Tinker St., the former home of Café Espresso, where Bob Dylan once lived upstairs when he resided in Woodstock. The building is now home to Happylife Productions, operated by Woodstock artist Mike DuBois.
Vann has also purchased the former Lasher Funeral Home property and the adjacent former Woodstock Library property.
In addition to the Bearsville Theater and Utopia Studios Bearsville, tenants at Bearsville Center include the Bear Cantina, Tibet Pho and Tinker Street Tavern. Collins said all tenants would remain in place under existing lease agreements regardless of a sale.
Vann purchased the Bearsville Theater complex for $2.5 million in 2019 and later rebranded it as Bearsville Center. She has since invested millions of dollars in renovations and upgrades.
